ikon.5 architects brings a fresh perspective to student housing with Catherine Commons, a vibrant apartment-style community designed for the off-campus student population of Cornell University. Situated in Ithaca’s Collegetown district, the project comprises six thoughtfully arranged buildings that blend functionality with contextual sensitivity, creating a dynamic urban campus experience.
A Design Anchored in Community and Context
One of the defining aspects of Catherine Commons is its strategic layout along College Avenue. The buildings gradually step down in height to harmonize with the surrounding residential fabric of Ithaca. This sensitive urban response ensures that the scale remains respectful while also optimizing density. At street level, many corner units feature double-height open spaces that encourage social interaction between students and the broader community.
Two Sites, One Cohesive Identity
Divided into Catherine North and Catherine South, the project leverages site-specific topography to create varied spatial experiences. Catherine North includes three buildings, with an eight-story mixed-use block and two four-story residential buildings connected by an open pedestrian bridge. Catherine South’s three buildings follow the slope of Cook Street, integrating seamlessly with the streetscape and featuring a pitched-roof building that mirrors the neighboring vernacular homes.
Material Play and Architectural Texture
The buildings use a rich mix of materials to create identity and visual interest. Colorful terracotta tiles, vertical metal panels with protruding fins, and ACM cladding introduce a contemporary flair, while dormer windows and shingle roofs ground the project in its local context. Each façade is designed to reflect the individuality of the buildings while maintaining coherence across the ensemble.

Catherine Commons offers a range of unit types—studio, one-, two-, and three-bedroom apartments—all designed with private bedrooms and bathrooms.
